App4Immo hat folgende Module.
OBJEKTE – Hier verwalten Sie die zentralen Daten Ihrer Immobilien und können Fotos und Dokumente Ihrer Immobilie einbinden. Im Modul Objekte teilen Sie Ihre Immobilie in Mieteinheiten auf und tragen die objektspezifischen Abrechnungsposten ein, die maßgebend für die von Nebenkosten und Betriebskosten sind.
MIETVERTRÄGE – Hier verwalten Sie die Grunddaten Ihrer Mietverträge, binden betreffende Fotos und Dokumente ein, halten Mieter- und Bankdaten Ihrer Mieter fest. Mieten, Nebenkosten und Betriebskosten können eingetragen und in Historie verwaltet werden.
ZÄHLERSTÄNDE – Hier tragen Sie die jeweiligen Zählerstände der Verbrauchszähler in den Objekten ein, die Sie den einzelnen Mieteinheiten im Modul Objekte bei Mieteinheit zugeteilt haben. Der Ersteintrag ist der Basis- / Nulleintrag. Ab diesem wird der Verbrauch gezählt. Die Verbräuche werden automatisch berechnet.
OBJEKTKOSTEN – Hier werden die einzelnen Nebenkosten und Betriebskosten pro Objekt festgehalten, indem je Kostenpunkt ein Beleg eingespeichert wird. Sie können dem Beleg einen Scan der Rechnung anhängen.
ZAHLUNGEN – Hier werden die Zahlungen der einzelnen Mieter pro Monat festgehalten. Die Monate lassen sich durch Antippen auf das Monatsdropdown auswählen. Es werden bereits die nach Mietvertrag eingetragenen Zahlungen der Kaltmiete, Nebenkosten und Verbrauchskosten entsprechend des Datums als Soll des ausgewählten Monats vorgeschlagen. Entspricht die getätigte Zahlung dem Soll in einem Monat, muss nur der Schalter umgelegt werden. Die Ist-Zahlungen werden dann dem Soll gleichgesetzt.
ABRECHNUNG – Hier werden die Nebenkostenabrechnung und Betriebskostenabrechnung generiert. Sie wählen in der Kopfzeile einen Abrechnungszeitraum des Objektes aus. Die Abrechnung der Neben- und Betriebskosten wird tagesgenau pro Mieter / Nutzer erstellt. Tippen Sie auf einen Listeneintrag bzw. auf eine Mieterzeile, öffnet sich die Detailberechnung der Abrechnung. Diese können Sie als pdf verteilen oder ausdrucken.
KONTAKTE – Hier verwalten Sie die Kontaktdaten Ihrer Vertragspartner / Mieter und die Kontakt der Rechnungssteller der Objektkosten.
STAMMDATEN – In den Stammdaten werden die Basisdaten / Defaults gespeichert. Kostenarten, Zählerarten, Etagenbezeichnungen. Mit Ausgabe der App sind bereits eine Vorauswahl von üblichen Daten eingetragen. Diese können jedoch spezifisch geändert und angepasst werden.
